Appeal process underway on 74 home development in Annacotty

A PLANNING appeal has been lodged following objections from residents in Annacotty to the construction of 74 new homes in the area.

Jada Projects Ltd submitted planning for the construction of 44 terrace houses, six duplex units and 24 apartments in two three storey blocks last month.

Planning permission was granted by Limerick City and County Council last month, subject to over 20 conditions.

However the development is now subject to an appeals process to  An Coimisún Pleanala after several complaints from residents.

Among the objections, one resident expressed concerns that the development will “overlook and overbear” their property and that “a mature hedgerow” will be removed as a result.

“The removal of this boundary will completely expose the house and garden to the proposed development site”, later adding that they would not object to a two-storey development instead of the proposed three-storey.

Another objector claimed that the development would result in increased traffic congestion and that the increase “could impede access for emergency vehicles and delay response times, which is a grave concern for public safety.”

Concerns were also raised over protected species, with claims that the proposed site for the development “is a natural habitat for bats with hedgerows and mature trees.”

One parking space is allocated per house under plans, something that one resident claimed would be “insufficient to accommodate the needs of residents, particularly when considering the number of bedrooms and the likelihood that multiple vehicles will be owned by households.” The objector also queried whether or not construction workers would be allocated parking in the area.

A decision on the matter is expected by An Coimisiún Pleanála next month.
