Plans submitted for nearly 200 houses as part of large-scale development in Mungret

PLANNING permission has been submitted for a large-scale residential development for almost 200 houses and apartments in Mungret.

Marshall Yards Development Company have applied for planning  from Limerick City and County Council for the units in Dromdarrig, just six kilometres from Limerick City Centre.

The proposed development will incorporate a mix of townhouses (71.6 per cent), 24 semi-detached units (14.2 per cent) and 24 three-storey apartment units (14.2 per cent).

The proposed housing mix of one, two, three and four bed units hopes to “enable the creation of a sustainable residential development that provides a greater housing choice and respond to the needs of single people, families, older people and people with disabilities.”

12 ground floor apartments will be built to accommodate those with disabilities along with 20 adaptable units that can be converted.

The development of a creche is also in the plans, which is proposed to cater up to 56 children living in the area.

Cycle pathways and car and bicycle parking are also included.

The site itself is located approximately 2 km south east of Mungret, on a greenfield site zoned for new residential development.

Mungret Park Road runs along the northern boundary of the site from which there will be access.

An architectural design report for the developed was submitted by Gahan Deady Architects on behalf of the Marshall Yards Development Company.

The report highlights several changes made to the submission in order to better integrate with the proposed Mungret Framework Plan as shown in the 2022-2028 Limerick City and County Council development plan.

Amendments under the plan were made to allow for increased pedestrian and vehicular connectivity along the adjacent boundaries of the site.

Accommodation was also made for possible expansion of the site to the north west to establish further connections to Mungret Park Road.

The layout was also modified in order to incorporate a three metre wide shared pedestrian/cycle path that runs throughout the scheme connecting the various open spaces and allows for potential future pedestrian connections.

A shared cycle and pedestrian pathway has been incorporated starting along the north-eastern boundary of the site and runs along the internal street network to the south western boundary. A series of secondary pedestrian paths, run throughout the site connecting the various open spaces and amenity areas to the shared pathway.

The integrated pathway network is to enhance connectivity both within the development and to the wider Mungret area, supporting the creation of a walkable and cycle-friendly residential environment.

Less than a ten minute drive away, planning has also been submitted for 55 residential units in Barnakyle, Patrickswell.

The development will consist of 43 four-bed and 12 two-bed units across four house types.

A decision on both developments is expected at the end of January 2026.
