LAUNCHED last month by McInerney Homes, Sli na Manach in Mungret is proving to be a hit in a stale market. Styled with granite stone, huge windows and lead-effect PVC, this private estate is located across from the Mungret College complex of services and just four miles from the city.

According to Claire O’Regan of McInerney Homes, the firm is releasing four house types in the current block, “but ultimately, in Sli na Manach’s final count of 137 units, we will have eight different house styles to offer”.

Cobblelocking, open spaces and an attractive environment at this estate, located about two minutes drive to the expected Tunnel entrance, house terraced, semi and detached properties.

Good use made of natural light has not compromised insulation, with a sturdy BER of B certificate secured.

These are beautiful houses, easy on the eye, solidly built with respect to energy efficiency and fitted with expensive specifications throughout.

Meeting the market price

PRICE adjustments in the market have been taken into account prior to release :an unusually spacious 1,350 sq. ft. four bedroom semi-detached starts at just 300,000euro. The 1,580 sq. ft. four bedroom detached, with utility, starts at 350,000euro.

There is also the option available to include a sun room on the detached house types.

At Sli na Manach the focus is on the family and creating a community. A new management company has been set up to manage landscaping, roads, lighting and so on, and the annual management fee is 300euro per annum per house.

The location is 4km west of Limerick central and close to the Dock Road Interchange of the new N7 – N 18 south ring link road.
