Limerick house prices rise by €20 000 in last year

PROPERTY prices in Limerick have risen by more than €20,000 in the last year, according to the latest quarterly report from MyHome.ie.

The median asking price for a property in the county now stands at €180,000. This is up €20,000 or 12.5 per cent from the previous quarter but is also up 12.8 per cent from €159,500 at this time last year.

This represents an increase of €20,450 year-on-year with prices in the county now at their highest level since they stood at €185,000 in 2012.

The rise in prices was reflected in the asking price of a three-bed semi-detached home in the county. This rose from €179,950 to €182,500 and was also up 14.4 per cent year-on-year from €159,500 last year.

The asking price for a four-bed semi-detached house in the county now stands at €225,000. This is up €12,500 from the previous quarter and up 13.9 per cent from €197,500 at the same stage last year.

The latest price increase has left the asking price for this house type at its highest level in almost eight years since it stood at €235,000 at the end of 2010.

The number of properties for sale in County Limerick on MyHome.ie has increased by 5.4 per cent in the last quarter but remains 1.8 per cent behind where it was this time last year.

The average time to go sale agreed on a property in the county now stands at just over four months while in the city it is two and a half months.
