AN €80million landmark six-storey office block, with capacity for 1,000 workers, is to be officially launched in Limerick City next Monday (September 8), with at least one major tenant expected to be announced.
One Opera Square, comprising of 12,111 square metres, is the first part of the long-awaited larger 3.7 acre Opera Square development, one of the largest developments ever undertaken outside of Dublin, to be completed.
According to Limerick City and County Council’s development company, Limerick Twenty Thirty DAC, the completed block “incorporates top-tier environmental and wellness certifications” and “is the first commercial building in the region to achieve LEED Platinum, WELL Platinum, and WiredScore Platinum – the highest global standards for sustainability, wellbeing, and digital connectivity”.
The building, to be launched by the Minister Finance Paschal Donohoe, will also enable tenants “to achieve their Net Zero Carbon goals by consuming up to 60 per cent less energy than the average office building”.
The wider Opera Square development will include a landmark 14-storey tower, new city library, a hotel, apartments, retail and dining units, and a civic plaza.
“The project is being delivered with sensitivity to Limerick’s built heritage, preserving and repurposing 16 Georgian buildings alongside modern architecture,” stated Limerick Twenty Thirty.
The launch will be hosted by the Mayor of Limerick John Moran, alongside the new landmark building’s developer, Treaty Stone Partnership, a joint venture between Limerick Twenty Thirty and the Ireland Strategic Investment Fund (ISIF) that was formed and jointly funded to develop the €80m One Opera Square project.
