
LIMERICK City and County Council is in the process of appointing contractors to commence the construction of 24 new housing units in Barnakyle, Patrickswell.
The development will consist of a mix of two, three, and four bedroom homes.
Contractors were tendered for the project in August 2025.
Following questions raised at the most recent Metropolitan District meeting by Patrickswell councillor Dan McSweeney, it is understood that the Council is now awaiting final sign-off from Mayor John Moran to proceed with the appointment of the successful contractor.
Once construction begins, it is anticipated that the homes will be delivered within 13 months.
Fine Gael councillor and Patrickswell native Dan McSweeney said: the new development will “provide necessary infrastructure to unlock more development lands within the village”.
“In 2022, Limerick City and County Council carried out a body of work to review and revise the housing mix within the scheme. This resulted in the inclusion of eight dormer bungalow units, which I understand will now be made available through the Private Rightsizing Scheme.
“It is also intended that the remaining homes will be made available through the Incremental Purchase Scheme operated by Limerick City and County Council. While additional housing is welcome in Patrickswell, it is disappointing that, at this time, homes will not be made available through the Affordable Purchase Scheme due to cost considerations.
“Given that no affordable purchase homes have been delivered in Patrickswell to date, I will continue to work with Limerick City and County Council to ensure progress is made.”
