HOUSING hopes are alive in Limerick with the lodging of a planning application for a new development outside Limerick City that will create almost 800 news homes.

The new development, named Plassey Way, will be located along the banks of the canal between Limerick City Centre and Castletroy.

According to developers Plassey Way Developments, the planning application contains details for 790 new homes on the edge of the city, comprising of 200 apartments, 50 houses, and 540 student units.

Plassey Way said it lodged the application after “positive discussions with Limerick City and County Council”.

“The proposed housing mix supports the Government’s Housing for All objectives and will deliver private, affordable, cost rental, right-sizing, and social and student accommodation in this transformative housing scheme for the city,” the company said.

Plassey Way also hopes the development will have a “significantly positive effect on the housing and rental market in Limerick City and its environs, by making rents affordable in new quality accommodation.  All the new housing units will be for different types of residents and will help ease the housing pressure in Limerick City.”

Speaking about the development, Plassey Way project director Gary Lawlor said the site is located “15 minutes from the Opera Centre and UL via a cycle path along the canal direct to UL; while the Limerick College of Art and Design is less than five mins away”.

“Limerick City is the third largest city in Ireland and is home to some of the largest multinational, pharma, and med-tech companies in the world, linked in with the third level colleges in the city. The proposal responds directly to demonstrated housing demand arising from Limerick’s continued economic, educational, and population growth, for workers and students alike.”

Alongside the planned 200 apartments and 50 houses, Mr Lawlor said the purpose-built 540-unit student accommodation will accommodate around 1,000 people.

“The development will see a mix of tenures, including private purchase, affordable purchase, cost rental, social housing, and student accommodation,” he added.

He said the development “will deliver high-quality outdoor recreational amenities including pocket parks, landscaped linear walkways, and dedicated cycle infrastructure” and that the development “aligns with planned Bus Connects and active travel investment for Limerick, supporting improved public transport and mobility across the area”.
